Arrival and Departure
In order for our housekeeper to clean and prepare The Brigs for your holiday, we ask you to arrive after 4.00 pm, and to vacate the property by 10.00 am on your day of departure
Terms & Conditions
Holiday Let
The Brigs is let solely for the purpose of a holiday. Guests may not sub-let the property or allow additional guests to stay beyond those included in the booking.
Maximum Occupancy
The property accommodates a maximum of 8 guests. The number of people staying at the property must not exceed this number at any time.
Pets
Unfortunately, we are unable to accept pets.
Respect for Neighbours
Guests are asked to respect neighbouring properties and the peaceful nature of the area.
Quiet hours are between 11:00pm and 7:00am.
Booking & Payment
Bookings are confirmed once the required deposit or payment has been received.
The remaining balance must be paid no later than 6 weeks before arrival.
Bookings made within 6 weeks of arrival must be paid in full at the time of booking.
Good Housekeeping Bond
A refundable Good Housekeeping Bond may be required.
The bond will be returned following departure, provided:
- The property is left in a reasonable condition.
- No damage has occurred.
- No additional cleaning is required.
- No items are missing.
Any costs associated with damage, breakages, loss or excessive cleaning may be deducted from the bond.
During Your Stay
Guests are expected to:
- Take reasonable care of the property and its contents.
- Leave the property secure when unoccupied.
- Return any moved furniture to its original position.
- Report any damage or maintenance issues as soon as possible.
Electric Vehicle Charging
A Zappi EV charger is available at The Brigs.
Charging is charged at the prevailing rate displayed at the time of booking.
Guests wishing to use the charger should notify us in advance. Usage will be monitored and charged accordingly.
For safety reasons, electric vehicles must only be charged using the dedicated EV charger.
Charging from standard domestic sockets is not permitted.
Electric Bikes & Scooters
Electric bikes and scooters may only be charged in the garage using the manufacturer's charger.
For safety reasons:
- Batteries must not be charged overnight while unattended.
- Chargers and batteries must not be covered while charging.
- Electric bikes and scooters must not be stored inside the house.
Arrival & Departure
Check-in is available from 4:00pm on the day of arrival.
Check-out is by 10:00am on the day of departure.
Late departures may result in additional charges.
Cancellations
If a booking is cancelled by the guest:
- Deposits are non-refundable.
- Cancellations made within 4 weeks of arrival may result in the full booking cost being forfeited.
If we are able to re-let the property for the cancelled dates, we will endeavour to refund monies received, less any costs incurred.
We strongly recommend that guests take out appropriate travel insurance.
In the unlikely event that we have to cancel a booking, all monies paid will be refunded in full.
Safety
Guests should familiarise themselves with the fire safety information provided within the property.
Fire exits and escape routes must be kept clear at all times.
Any hazards, defects or safety concerns should be reported immediately.
Smoking
Smoking and vaping are not permitted inside the property or garage.
Liability
Guests are responsible for their own personal belongings and vehicles during their stay.
The owners accept no liability for loss, damage or injury except where required by law.
